American Homes 4 Rent is an internally managed real estate investment trust, engaged in acquiring, renovating, leasing and operating single-family homes as rental properties.

American Homes 4 Rent commenced operations in November 2012 to continue the investment activities of American Homes 4 Rent LLC. The Company is an internally managed Maryland real estate investment trust, or REIT, engaged in acquiring, renovating, leasing and operating single-family homes as rental properties. As of December 31, 2013, it owned 23,268 single-family properties in 22 states and had an additional 536 properties in escrow that it expects to acquire, subject to customary closing conditions, for an aggregate purchase price of approximately $75.5 million. As of December 31, 2013, 17,328 of its properties were leased. It has an integrated operating platform dedicated to property management, marketing, leasing, financial and administrative functions. The Company's acquisition and renovation functions are performed by AH LLC, to whom it pays an acquisition and renovation fee. The Company's primary competitors in acquiring portfolios include Invitation Homes LP, which is owned by Blackstone Group LP, as well as other private equity investors, public and private REITs and other sizeable private institutional investors. The Company's properties are subject to various covenants, laws and ordinances, and certain of our properties are also subject to the rules of the various homeowner associations where such properties are located.
