Capital Properties Inc was organized as a business corporation under the laws of Rhode Island in 1983 as Providence and Worcester Company. In 1984, the Company's name was changed to Capital Properties, Inc. The Company operates in two segments: leasing and petroleum storage. The leasing segment includes leasing of Company-owned land in the Capital Center area consists of the long-term leasing of certain of its real estate interests in downtown Providence, Rhode Island, the leasing of a portion of its building under short-term leasing arrangements and the leasing of locations along interstate and highways in Rhode Island and Massachusetts to Lamar which has constructed outdoor advertising boards thereon. The Company owns approximately 18 acres in the Capital Center consisting of 13 individual parcels. The Company has leased nine parcels under long-term leases of 99 years or more. Of the nine parcels, seven have improvements constructed including 13-story office building, 8-story 225-unit residential building, 4-story office building, 10-story office building, 17-story and 19-story residential buildings containing 193 units, 4-story 96-unit residential building, and 330-car public parking garage. The Company also leases Parcels 3E, 3W, 4E and 4W in the Capital Center area for public parking purposes on a short-term basis. In the Petroleum Storage segment, the Company through its wholly-owned subsidiary owns a petroleum storage terminal containing 1,004,000 shell barrels and the Wilkesbarre Pier located in East Providence, Rhode Island. The Terminal utilizes the Pier and pipelines connecting the Pier to the Terminal. The Company competes for tenants with other owners of undeveloped real property in downtown Providence. The Facility competes with several other similar facilities located on and adjacent to the Providence Harbor.
