Cousins Properties Inc is a real estate investment trust. It is engaged in the development, acquisition, leasing and management of real estate assets.

Cousins Properties Inc was incorporated in Georgia and founded in 1958 and has been a public company since 1962 and since 1987, it has elected to be taxed as a real estate investment trust or REIT. The Company is a self-administered and self-managed real estate investment trust. The Company along with its subsidiaries is engaged in developing, acquiring, leasing, managing and owning Class A office properties and opportunistic mixed-use developments in Sunbelt markets with a focus on Georgia, Texas, and North Carolina. The Company's portfolio of real estate assets consisted of interests in approximately 14.8 million square feet of office space, 786,000 square feet of mixed use space. The Company's investment activity includes construction on NCR Corporation's corporate headquarters building in midtown Atlanta, Georgia; development of HICO Avalon, an office building in Alpharetta, Georgia; development of Carolina Square, a mixed-use property in Chapel Hill, North Carolina; and also invests in a Research Park V, a Class-A office tower in Austin, Texas; and in Colorado Tower, a Class-A office tower in downtown Austin, Texas. The Company competes with other real estate owners with similar properties located in its markets, and distinguishes itself to tenants/buyers mainly on the basis of location, rental rates/sales prices, services provided, reputation and the design and condition of the facilities. It also competes with other real estate companies, financial institutions, pension funds, partnerships, individual investors and others when attempting to acquire and develop properties. The Company's business operations are subject to a number of federal, state and local environmental laws and regulations governing land, water and wetlands resources.
