Cousins Properties Inc., is incorporated in Georgia. It founded in 1958 and has been a public company since 1962 and since 1987, it has elected to be taxed as a real estate investment trust or REIT. The Company is engaged in the development, acquisition, leasing and management of real estate assets. Cousins Real Estate Corporation or CREC is a taxable entity wholly-owned by and consolidated with the Company. CREC owns, develops, and manages its own real estate portfolio and performs certain real estate related services for other parties. The Company, CREC and its subsidiaries develop, manage and own office, multi-family, retail, industrial and land development projects. As of December 31, 2013, the Company's portfolio of real estate assets consisted of interests in 14.8 million square feet of office space, 566,000 million square feet of retail space and 404,000 square feet of apartments. The Company has a joint venture with Callaway Gardens Resort, Inc. or Callaway for the development of residential lots. The Company competes with other real estate owners with similar properties located in its markets, and distinguishes itself to tenants/buyers mainly on the basis of location, rental rates/sales prices, services provided, reputation and the design and condition of the facilities. It also competes with other real estate companies, financial institutions, pension funds, partnerships, individual investors and others when attempting to acquire and develop properties. The Company's business operations are subject to a number of federal, state and local environmental laws and regulations governing land, water and wetlands resources.
