Douglas Emmett, Inc. (DEI) decreased 5.9% in the third quarter. Douglas Emmett is a REIT that owns and manages office and apartment buildings in attractive West Los Angeles submarkets, the San Fernando Valley, and Honolulu. Its shares, along with REITs more broadly, corrected in the third quarter due to concerns about rising interest rates and their potential impact on acquisition and development returns as well as real estate valuations. We think a good portion of these concerns are already priced into the stock. We continue to have a favorable long-term view of the company because of its dominant market share, significant barriers to new construction, high quality of its portfolio, and the potential for rent increases. Douglas Emmett Inc., a Maryland corporation was formed on June 28, 2005. The Company is a self-administered and self-managed real estate investment trust and owns and operates office and multifamily properties located in California and Hawaii. It operates in two business segments: Office Properties and Multifamily Properties. It focuses on owning, acquiring and operating a substantial share of top-tier office properties and premier multifamily communities in neighborhoods that possess significant supply constraints, high-end executive housing and key lifestyle amenities. In its multifamily portfolio, it focuses on owning and acquiring select properties at locations within these same submarkets. The Company's properties are concentrated in nine Los Angeles County submarkets; Brentwood, Olympic Corridor, Century City, Santa Monica, Beverly Hills, Westwood, Sherman Oaks/Encino, Warner Center/Woodland Hills and Burbankas well as in Honolulu, Hawaii. It provides all property management services for its Los Angeles County properties. The Company's properties are subject to various covenants, laws, ordinances and regulations, including regulations relating to common areas and fire and safety requirements.
