First Financial Northwest, Inc., is a Washington corporation, was formed on June 1, 2007. The company is the holding company for First Savings Bank Northwest, a community-based savings bank mainly serving King and to a lesser extent, Pierce, Snohomish and Kitsap counties, Washington through the company's full-service banking office located in Renton, Washington. It is in the business of attracting deposits from the public and utilizing those deposits to originate one-to-four family residential, multifamily, construction/land development, commercial real estate, and consumer loans. It is income is derived from a diverse base of commercial, mortgage and consumer lending activities and investments. The company focuses its lending activities mainly on loans secured by first mortgages on one-to-four family residences, commercial real estate, multifamily real estate, and construction/land development loans. Its offers a limited variety of consumer secured loans, including savings account loans and home equity loans, which includes lines of credit and second mortgage loans. The company also originates a limited number of jumbo fixed rate loans that it retains for its portfolio. Its fixed-rate, single family residential mortgage loans are normally originated with 15 to 30 year terms, although such loans typically remain outstanding for shorter periods, particularly in a declining interest rate environment. In addition all residential mortgage loans in its loan portfolio contain due-on-sale clauses providing that it declares the unpaid amount due and payable upon the sale of the property securing the loan. The Company offers a limited variety of consumer loans to its customers, consisting mainly of home equity loans and savings account loans. Generally, consumer loans have shorter terms to maturity and higher interest rates than one-to-four family residential loans. Its key competitors are U.S. Bank, Key Bank, Union Bank, Columbia Bank, Sterling Bank and Washington Federal. The Company's competition for loans comes mainly from commercial banks, mortgage brokers, thrift institutions, credit unions and finance companies.
