FS Bancorp Inc, a Washington Corporation was organized in September 2011. It operates as a bank holding company for 1st Security Bank. The Bank is a relationship-driven community bank delivers banking and financial services to local families, local and regional businesses and industry niches within distinct Puget Sound area communities. It emphasizes long-term relationships with families and businesses within the communities it serves, working with them to meet their financial needs. The bank is also actively involved in community activities and events within these market areas, which further strengthens its relationships within these markets. The Bank focuses on the origination of home improvement loans, commercial real estate mortgage loans, commercial business loans and second mortgage/home equity loan products. Consumer loans, in particular indirect home improvement loans, represent the largest portion of the loan portfolio. It conducts operations out of the main administrative office, one home lending office and six full-service bank branch offices in the Puget Sound region of Washington. The primary market area for business operations is the Seattle-Tacoma-Bellevue, WA Metropolitan Statistical Area. It offers commercial real estate loans. The Bank's loans secured by commercial real estate are originated with a fixed or variable interest rate for up to a 10-year term and a 25-year amortization. The Bank has been active in second mortgage and home equity lending, with the focus of this lending being conducted in the Bank's primary market area. The home equity lines of credit generally have adjustable rates tied to the prime rate of interest with a draw term of ten years and a term to maturity of 15 years. The Bank originates loans secured by first mortgages on one-to-four-family residences primarily in the market area. It originates one-to-four-family residential mortgage loans through referrals from real estate agents, builders and from existing customers. Consumer lending includes indirect lending through home improvement contractors and dealers. The Bank's indirect home improvement loans represent the largest portion of the loan portfolio. It originates commercial business loans and lines of credit to local small- and mid-sized businesses in the Puget Sound market area that are secured by accounts receivable, inventory or property, plant and equipment. The Bank originates both fixed-rate and adjustable-rate loans. Deposits, borrowings and loan repayments are the major sources of funds for lending and other investment purposes. The Bank faces strong competition in attracting deposits. Competition in originating real estate loans comes primarily from other savings institutions, commercial banks, credit unions, life insurance companies and mortgage bankers.
