Business Description

Getty Realty Corporation is a Maryland corporation, started its business in 1955. The Company held its initial public offering in 1971 under the name Power Test Corp. Getty Realty is a publicly-traded real estate investment trust in the United States specializing in the ownership, leasing and financing of retail motor fuel and convenience store properties and petroleum distribution terminals. The Company's properties are operated under a variety of brands including Getty, BP, Exxon, Mobil, Shell, Chevron, Valero, Fina and Aloha. The Company lease or sublet its properties mainly to distributors and retailers engaged in the sale of gasoline and other motor fuel products, convenience store products and automotive repair services. These tenants are responsible for the operations conducted at these properties and for the payment of taxes, maintenance, repair, insurance and other operating expenses relating to its properties. The sector of the real estate industry in which the Company operates is highly competitive, and it competes for tenants with a large number of property owners. These competitors include petroleum manufacturing, distributing and marketing companies, other REITs, investment funds and private institutional investors. The Company generally has long-term leases with its tenants. The Company is subject to numerous existing federal, state and local laws and regulations, including matters relating to the protection of the environment such as the remediation of known contamination and the retirement and decommissioning or removal of long-lived assets including buildings containing hazardous materials, USTs and other equipment.
