Getty Realty Corp is a Maryland corporation, started its business in 1955. The Company held its initial public offering in 1971 under the name Power Test Corp. The Company is a publicly-traded real estate investment trust in the United States specializing in the ownership, leasing and financing of retail motor fuel and convenience store properties. Its properties are located in 20 states across the United States and Washington, D.C., with concentrations in the Northeast and the Mid-Atlantic regions. Its properties are operated under a variety of brands including Getty, BP, Exxon, Mobil, Shell, Chevron, Valero and Aloha. The Company owns the Getty trademark and trade name in connection with its real estate and the petroleum marketing business in the United States. It owns 840 properties and leased 125 properties from third-party landlords. Its property is used as a retail motor fuel outlet and convenience store. Its properties are leased on a triple-net basis to petroleum distributors and to a lesser extent, individual operators. Its tenants supply fuel and either operates its properties directly or sublet tis properties to operators who operate their gas stations, convenience stores, automotive repair service facilities or other businesses at its properties. The Company leased 97 gasoline station and convenience store properties in four separate unitary leases to subsidiaries of Capitol. It leases 37 properties to White Oak Petroleum, LLC, 24 properties to Hudson Petroleum Realty, LLC, 20 properties to Dogwood Petroleum Realty, LLC and 16 properties to Big Apple Petroleum Realty, LLC. The Company competes with petroleum manufacturing, distributing and marketing companies, other REITs, public and private investment funds and other individual and institutional investors. The Company is subject to numerous federal, state and local laws and regulations including matters related to the protection of the environment such as the remediation of known contamination and the retirement and decommissioning or removal of long-lived assets including buildings containing hazardous materials, underground storage tanks and other equipment.
