Limoneira Company is incorporated in Delaware in 1990 as the successor to several businesses with operations in California since 1893. Limoneira is an agriculture and real estate development company founded and based in Santa Paula, California. The Company's current operations consist of fruit production sales and marketing, real estate development and capital investment activities. It has three business segments: agriculture, rental operations, and real estate development. The agriculture segment includes its farming and lemon packing operations. In addition to growing lemons and avocados, the Company grows oranges and a variety of specialty citrus and other crops. It has agricultural plantings throughout Ventura and Tulare Counties in California. It also operates its own packinghouse in Santa Paula, California, where it processes, pack and sells lemons it grows as well as lemons grown by others. The Company markets its other specialty crops, such as pistachios and cherries, independently. All of its pistachios are harvested and sold to an independent roaster, packager and marketer of nuts. All of its cherries are harvested and sold to independent packers and shippers. The rental operations segment includes its residential and commercial rentals, leased land operations and organic recycling. The Company owns and maintains approximately 188 residential housing units located in Ventura and Tulare Counties that it leases to employees, former employees and non-employees. It owns several commercial office buildings and a multi-use facility consisting of a retail convenience store, gas station, car wash, and quick-serve restaurant. The real estate development segment includes the Company's real estate projects and development. The Company's current real estate developments include developable land parcels, multi-family housing and single-family homes with 1,873 units in various stages of planning and development. As a result of its agricultural and real estate activities, the Company is subject to numerous environmental laws and regulations.
