Mid-America Apartment Communities, Inc., was founded in 1994 and incorporated in Tennessee. The Company is a self-administered and self-managed real estate investment trust, or REIT. It owns, operates, acquires and selectively develops apartment communities located in the Sunbelt region of the United States. Its activities include full or partial ownership and operation of 275 multi-family properties and 5 commercial properties as of December 31, 2013, located in Alabama, Arizona, Arkansas, Florida, Georgia, Kentucky, Louisiana, Mississippi, Missouri, Nevada, North Carolina, South Carolina, Tennessee, Texas and Virginia. As of December 31, 2013, the Company owned or had an ownership interest in 275 multifamily apartment communities located in 14 states from which it derived all significant sources of earnings and operating cash flows. Additionally, it owned five commercial properties in two states. The Company's segments operates as Large market same store communities are generally communities in markets with a population of at least 1 million and at least 1% of the total public multifamily REIT units that it have owned and that have been stabilized for at least a full 12 months and have not been classified as held for sale. Communities are considered stabilized after achieving and maintaining at least 90% occupancy for 90 days. Secondary market same store communities are generally communities in markets with populations of more than 1 million but less than 1% of the total public multifamily REIT units or markets with populations of less than 1 million that it have owned and that have been stabilized for at least a full 12 months and have not been classified as held for sale. Communities are considered stabilized after achieving and maintaining at least 90% occupancy for 90 days and Non same store communities and other generally includes commercial properties, recent acquisitions, communities in development or lease-up and communities that have been classified as held for sale. Apartment communities compete on the basis of monthly rent, discounts and facilities offered, such as apartment size and amenities, and apartment community amenities, including recreational facilities, resident services and physical property condition.
