GuruFocus Profitability Rank ranks how profitable a company is and how likely the company’s business will stay that way. It is based on these factors:

1. Operating Margin
2. Trend of the Operating Margin (5-year average). The company with an uptrend profit margin has a higher rank.
••3. Consistency of the profitability
4. Piotroski F-Score
5. Predictability Rank•

The maximum rank is 10. A rank of 7 or higher means a higher profitability and may stay that way. A rank of 3 or lower indicates that the company has had trouble to make a profit.

Profitability Rank is not directly related to the Financial Strength Rank. But if a company is consistently profitable, its financial strength will be stronger.

New York Community Bancorp, Inc., formerly Queens County Bancorp, Inc, was established in 1859 and was organized under Delaware Law. The Company changed its name to New York Community Bancorp, Inc. on November 21, 2000. The Company is multi-bank holding company and has two main subsidiaries: New York Community Bank and New York Commercial Bank. New York Community Bank is a New York State-chartered savings bank with 240 branches that currently operate through seven divisional banks. The Company is producer of multi-family loans in New York City, with an emphasis on non-luxury apartment buildings that feature below-market rents. In addition to multi-family loans, which is the principal asset, the Company originates commercial real estate loans and, to a much lesser extent, acquisition, development, and construction loans, and commercial and industrial loans. The Company also originates one-to-four family loans, primarily through its mortgage banking operation. New York Commercial Bank is a New York State-chartered commercial bank with 3 branches in Manhattan, Queens, Brooklyn, Westchester County, and Long Island, including 18 that operate under the name Atlantic Bank. The multi-family loans its originate are typically secured by non-luxury apartment buildings in New York City that are subject to rent regulation and therefore feature below-market rents. The Company's typical loan has a term of ten years, with a fixed rate of interest in years one through five and a rate that either adjusts annually or is fixed for the five years that follow. Commercial Real Estate Loans are similar in structure to its multi-family credits. Acquisition, Development, and Construction Loans portfolio largely consists of loans that were originated for land acquisition, development, and construction of multi-family and residential tract projects in New York City and Long Island, and, to a lesser extent, for the construction of owner-occupied one-to-four family homes and commercial properties. Commercial and Industrial ('C&I') Loans offer a broad range of loans to small and mid-size businesses for working capital (including inventory and receivables), business expansion, and the purchase of equipment and machinery. One-to-Four Family Loans consisted primarily of loans acquired in its business combinations prior to 2009. The Company has four main funding sources: the deposits its gather through the branch network or add through acquisitions, and brokered deposits; wholesale borrowings, mainly in the form of Federal Home Loan Bank ('FHLB') advances and repurchase agreements with the FHLB and various brokerage firms; cash flows produced by the repayment and sale of loans; and cash flows produced by securities repayments and sales. The Company's current market for deposits consists of the 26 counties in the five states that are served by its branch network. The Company competes with commercial banks, savings banks, credit unions, and investment banks for depo
