Regency Centers Corporation began operations in 1993. It operates as a real estate investment trust. It engages in the ownership, management, leasing, acquisition, and development of retail shopping centers through the Partnership, and has no other assets or liabilities other than through its investment in the Partnership. At December 31, 2011, it directly owned 217 shopping centers located in 24 states representing 23.8 million square feet of gross leasable area. Through co-investment partnerships, it own partial ownership interests in 147 shopping centers located in 24 states and the District of Columbia representing 18.4 million square feet of GLA. At December 31, 2011, the consolidated operating shopping centers were 93.1% leased, as compared to 92.6% at December 31, 2010. The company grow its shopping center portfolio through acquisitions of operating centers and new shopping center development. It will continue to use its unique combination of development capabilities, market presence, and anchor relationships to invest in value-added opportunities sourced from land owners and joint venture partners, the redevelopment of existing centers, and the development of land.
