Business Description

SL Green Realty Corporation was formed in June 1997, for the purpose of continuing the commercial real estate business of S.L. Green Properties, Inc., a predecessor entity, S.L. Green Properties, Inc., had been engaged in the business of owning, managing, leasing, acquiring and repositioning office properties in Manhattan, a borough of New York City, or Manhattan. It completed its initial public offering in August 1997. It is a self-managed real estate investment trust, with in-house capabilities in property management, acquisitions, financing, development, construction and leasing. In December, 2009, the Company's Manhattan properties were comprised of fee ownership in 27 properties, including ownership in condominium units, leasehold ownership in five properties and operating sublease ownership in two properties. The Company's Suburban properties were comprised of fee ownership in 30 properties, and leasehold ownership in one property. It also owns investments in nine retail properties encompassing approximately 349,282 square feet, seven development properties encompassing approximately 1,395,838 square feet and three land interests. In addition, the Company manages three office properties owned by third parties and affiliated companies encompassing approximately 0.9 million rentable square feet. The Company acquires properties for long term appreciation and earnings growth 'core assets' or for shorter term holding periods where it attempts to create significant increases in value which, when sold, results in capital gains that increase its investment capital base non-core assets. It seeks to invest in high-yield structured finance investments. The leasing of real estate is highly competitive, especially in the Manhattan office market. The Company competes for tenants with landlords and developers of similar properties located in its markets mainly on the basis of location, rent charged, services provided, balance sheet strength and the design and condition of its properties. The Company's properties are in compliance in all material respects with applicable Federal, state and local ordinances and regulations regarding environmental issues.
