Transcontinental Realty Investors Inc is the successor to a California business trust that was organized on September 6, 1983 and commenced operations on January 31, 1984. It is a real estate investment trust. Its main business is the acquisition, development and ownership of income-producing residential and commercial real estate properties. In addition, it opportunistically acquires land for future development in in-fill or high-growth suburban markets. It generate revenues by leasing apartment units to residents, and leasing office, industrial and retail space to various for-profit businesses as well as certain local, state and federal agencies. It also generates revenues from gains on sales of income-producing properties and land. The Company's segments are commercial, apartments, land and other. At December 31, 2013, its income-producing properties consisted of: 8 commercial properties consisting of four office buildings, one industrial warehouse, and two retail properties, comprising in aggregate approximately 1.8 million square feet; 37 residential apartment communities comprising 6,024 units, excluding apartments being developed. The Company finances its acquisitions mainly through operating cash flow, proceeds from the sale of land and income-producing properties, and debt financing mainly in the form of property-specific, first-lien mortgage loans from commercial banks and institutional lenders. The Company finances its development projects mainly with short-term, variable-rate construction loans that are refinanced with the proceeds of long-term, fixed-rate amortizing mortgages when the development has been completed and occupancy has been stabilized. The Company competes with companies engaged in real estate activities.
