Business Description

Tejon Ranch Corporation was incorporated under the laws of the state of Delaware in 1987. The Company is a real estate development and agribusiness company committed to responsibly using its land and resources to meet the housing, Employment, and lifestyle needs of Californians and to create value for its shareholders. Its Current operations consist of land planning and entitlement, land development, commercial sales and leasing, leasing of land for mineral royalties, grazing leases, income portfolio management, and farming. The Company is involved in several joint ventures, which facilitate the development of portions of its land. It is also engaged in land planning, land entitlement, and conservation projects. Its real estate operations consist of the following activities: land planning and entitlement, real estate development, commercial sales and leasing, income portfolio management and conservation. Within its commercial/industrial segment, it lease land to various types of tenants. The Company currently lease land to three auto service stations with convenience stores, seven fast-food operations, two full-service restaurants, one motel, an antique shop, and a United States Postal Service facility. In addition, the Company leases several microwave repeater locations, radio and cellular transmitter sites, and fiber optic cable routes; 32 acres of land to Calpine Generating Company, or Calpine, for an electric power plant; and one office building in Rancho Santa Fe, California. Its resort/residential segment activities include land planning and entitlement and land stewardship and conservation activities. The Company's operations are subject to federal, state and local environmental laws and regulations including laws relating to water, air, and solid waste and hazardous substances.
