Xinyuan Real Estate Co., Ltd., was incorporated in the Cayman Islands on March 26, 2007. The Company conducts all of its business through its operating subsidiaries in China. It is a real estate developer that mainly focuses on residential properties in Tier II and Tier III cities in China. Its standardized and scalable model emphasizes rapid asset turnover, efficient capital management and strict cost control. Several of its projects include auxiliary services and amenities such as retail outlets, leisure and health facilities, kindergartens and schools. It also develops small scale residential properties. Its developments aim at providing middle-income consumers with a comfortable and convenient community life. In addition, it provides property management services for its developments and other real estate-related services to its customers. It acquires development sites in China mainly through public auctions of government land although it has recently commenced utilizing a negotiated land acquisition model. This acquisition method allows it to obtain unencumbered land use rights to unoccupied land without the need for additional demolition, re-settlement or protracted legal processes to obtain title. As a result, it is able to commence construction relatively quickly after it acquires a site for development. The Company currently operates in eight markets in China-Beijing, Chengdu in Sichuan Province, Hefei in Anhui Province, Jinan in Shandong Province, Suzhou, Kunshan and Xuzhou in Jiangsu Province and Zhengzhou in Henan Province. It also operates in three cities in the U.S. - Irvine, California; Reno, Nevada and Brooklyn, New York. Its main competitors include China Overseas Property Ltd., China Vanke Co., Ltd., Sunshine 100, China Resources Land Limited, Henan Zhengshang Real Estate Co., Ltd., Henan New Greatwall Real Estate Co., Ltd., Longhu Real Estate Co., Ltd, Greenland Group, Tianhong Land, South Asia Group, Rongqiao Group and KWG Property Holding Ltd. As a developer of property in the PRC, it is subject to various environmental laws and regulations set by the PRC national, provincial and municipal governments.
