• Change in Discounted Cash Flow (DCF) discount rate logic impacting all DCF-related items, including Intrinsic Value, Margin of Safety, and Price to Intrinsic Value ratios:

  GuruFocus is pleased to introduce an updated logic for the discount rate in the Discounted Cash Flow (DCF) model. We believe that a reasonable discount rate assumption should be at least equal to the long-term average stock market return. This can be estimated by combining the risk-free rate with the equity market risk premium.

  In our calculation, we use the 10-Year Treasury Constant Maturity Rate as the risk-free rate, rounded up to the nearest integer. Previously, GuruFocus used the 10-Year Treasury Constant Maturity Rate of the United States as the risk-free rate. However, our new approach is to use the 10-year Treasury Constant Maturity Rate of the country or region where the company is headquartered. In cases where this data is not available, the default is the 10-Year Treasury Constant Maturity Rate of the United States.

  To derive the estimated discount rate, we add a risk premium of 6%. Some investors prefer to use their expected rate of return, which is also a valid approach. As a guideline, a typical discount rate may range from 6% to 20%.
