Okay. I'm Josh Dennerlein, Bank of America's senior analyst covering the net lease REITs. I'm pleased to be joined by Sumit Roy, Realty Income's President and Chief Executive Officer. Sumit has served as Realty income CEO since October 2018 and President since 2015.
