Business Description

AmREIT Inc is a Maryland corporation. The Company is a full-service, vertically integrated and self-administered REIT that owns, operates, acquires and selectively develops and redevelops primarily neighborhood and community shopping centers located in high-traffic, densely populated, affluent areas with significant barriers to entry, which it refers to as 'Irreplaceable CornersTM.' The Company's goal is to as a provider of the best retail and multi-tenant real estate portfolio of 'Irreplaceable CornersTM.' The Company's shopping centers are often anchored by strong national and local retailers, including supermarket chains, drug stores and other necessity-based retailers. The Company's remaining tenants consist primarily of specialty retailers and national and local restaurants. The Company's portfolio is predominantly concentrated in the affluent, high-growth submarkets of Houston, Dallas, San Antonio, Austin and Atlanta, which it collectively refers to as its core markets. It has owned, operated, acquired, developed and redeveloped retail properties in 19 states during this time. The Company and its predecessors acquired and developed mainly single-tenant retail properties across the United States, including in markets in California, Colorado, Georgia, Illinois, Kansas, Louisiana, Maryland, Minnesota, Missouri, New Mexico, New York, North Carolina, Oregon, Tennessee, Texas, Utah and Virginia. The Company began to accumulate multi-tenant shopping centers in high-barrier in-fill locations with strong demographics, taking advantage of population growth and increased affluence in Houston, Dallas, San Antonio and Austin as well as leveraging its expertise in Texas and its experienced property management team. Since 2000, it has recycled capital by selectively disposing of single-tenant retail properties located outside of its core markets and redeploying the proceeds into high-quality, multi-tenant shopping centers in its core markets. Its portfolio consists of 29 wholly-owned properties with approximately 1.2 million square feet of GLA, which were approximately 96% leased with a weighted average remaining lease term of 5.4 years.
