National Retail Properties, Inc. a Maryland corporation is a fully integrated real estate investment trust or REIT formed in 1984. NNN's operations are divided into two main business segments: investment assets, including real estate assets and mortgages and notes receivable and inventory real estate assets or Inventory Assets. The Company acquires, owns, invests in, manages and develops properties that are leased mainly to retail tenants under long-term net leases. The Inventory Assets are operated through the TRS. The TRS, directly and indirectly, through investment interests, mainly owns real estate generally for the purpose of selling the real estate. The TRS typically owns two types of properties, property for development and improved properties. NNN acquires, owns, invests in, manages and develops properties that are leased mainly to retail tenants under long-term net leases.As of December 31, 2011, NNN owned 1,422 Properties (including 11 properties with retail operations that NNN operates), with an aggregate gross leasable area of approximately 16,428,000 square feet, located in 47 states. Approximately 97 percent of total properties in the Property Portfolio was leased or operated as of December 31, 2011. The TRS, directly and indirectly, through investment interests, acquires and/or develops real estate mainly for the purpose of resale. NNN generally competes with numerous other REITs, commercial developers, real estate limited partnerships and other investors, including but not limited to, insurance companies, pension funds and financial institutions, that own, manage, finance or develop retail and net leased properties.
