Corporate Office Properties Trust Inc is a fully-integrated and self-managed real estate investment trust which is along with its subsidiaries serving the specialized requirements of United States Government agencies and defense contractors.

Corporate Office Properties Trust Inc was founded in 1988 as Royale Investments and traded on NASDAQ. The Company changed its name to Corporate Office Properties Trust and went on the NYSE in 1998. The Company along with its subsidiaries is a fully-integrated and self-managed real estate investment trust. Corporate Office Properties, L.P. ('COPLP') and subsidiaries is the entity through which the Company, the general partner of COPLP, conducts all of its operations and owns all of its assets. The Company is engaged in serving the specialized requirements of United States Government agencies and defense contractors, who are engaged in defense information technology and national security related activities. The Company acquires, develops, manages and leases office and data center properties concentrated in large office parks located near knowledge-based government demand drivers and/or in targeted markets or submarkets in the Greater Washington, DC/Baltimore region. As of December 31, 2013, The Company's properties included the following: 183 operating office properties totaling 17.4 million square feet that were 89% occupied; 10 office properties under, or contractually committed for, construction or approved for redevelopment; land held or under pre-construction totaling 1,708 acres; and a partially operational, wholesale data center. The Company operates in two main industries: commercial office properties and its wholesale data center. The Company classifies its properties containing data center space as commercial office real estate when tenants fund the data center infrastructure costs. As of December 31, 2013, its commercial office real estate operations werelocated in the following geographical segments: Baltimore/Washington Corridor; Northern Virginia; San Antonio, Texas; Huntsville, Alabama; Greater Washington, DC; St. Mary's & King George Counties; Greater Baltimore, Maryland and Greater Philadelphia, Pennsylvania. As of December 31, 2013, 165 of its office properties, or 87% of its square feet in operations, were located in the Greater Washington, DC/Baltimore region, which includes all the segments set forth above except for San Antonio, Huntsville and Greater Philadelphia. Its wholesale data center, which is comprised of one property in Manassas, Virginia, is reported as a separate segment. The Company competes with its own tenants, many of whom have the right to sublease their space. It competes for the acquisition of commercial properties with many entities, including other publicly-traded commercial REITs. It also competes with many entities, including other publicly-traded commercial REITs, for capital. The Company is subject to various federal, state and local regulations.
