Rouse Properties Inc is a Delaware corporation organized in August 2011. The Company is a real estate investment trust. It owns and manages dominant regional malls in protected markets or submarkets in the United States. The Company manages all of its properties, performs the day-to-day functions, operations, leasing, maintenance, marketing and promotional services. As of December 31, 2013, its portfolio consisted of 34 regional malls in 21 states totaling over 23.4 million square feet of retail and ancillary space. The Company's malls are anchored by operators across the retail spectrum, including department stores such as Macy's, Dillard's, Bon-Ton, jcpenney, Sears and Target; mall shop tenants like Victoria's Secret, Bath & Body Works, Forever 21, francesca's, Chico's, The Children's Place, Gymboree/Crazy 8, Gap/Old Navy, Foot Locker, Maurices, Justice and Ulta; restaurants ranging from food court leaders like Chick-fil-A, Sarku Japan, and Panda Express to fast-casual chains like Chipotle, Panera Bread and Starbucks and high volume sit down restaurants such as BJ's Restaurant, Olive Garden, Red Lobster and Buffalo Wild Wings. The majority of the income from properties is derived from rents received through long-term leases with retail tenants. These long-term leases generally require the tenants to pay base rent which is a fixed amount specified in the lease. The Company's direct competitors include other publicly-traded retail mall development and operating companies, retail real estate companies, commercial property developers, internet retail sales and other owners of retail real estate that engage in similar businesses.
