Universal Health Realty Income Trust, incorporated in Maryland is a real estate investment trust (REIT). The Company commenced operations in 1986. It invest in healthcare and human service related facilities including acute care hospitals, behavioral healthcare facilities, rehabilitation hospitals, sub-acute facilities, surgery centers, childcare centers and medical office buildings ("MOBs"). As of February 28, 2013, it has fifty-four real estate investments or commitments in fifteen states consisting of: seven hospital facilities including three acute cares, one behavioral healthcare, one rehabilitation and two sub-acute; forty-three medical office buildings, including thirteen owned by various unconsolidated LLCs, and; four preschool and childcare centers. Its revenues consist of rentals received from tenants, which are comprised of minimum rent (base rentals), bonus rentals and reimbursements from tenants for their pro-rata share of expenses such as common area maintenance costs, real estate taxes and utilities. The Company competes for the acquisition, leasing and financing of health care related facilities, its competitors include, but are not limited to, other REITs, banks and other companies, including UHS. Its operators, including UHS and its subsidiaries, are subject to numerous federal, state and local laws and regulations that are subject to frequent and substantial changes (sometimes applied retroactively) resulting from legislation, adoption of rules and regulations, and administrative and judicial interpretations of existing law.
