Good afternoon. We're going to close off the Dream Annual Meeting Extravaganza with Dream Office today. I'm going to do the official part, and then Jane and Gord are going to make a presentation about the company, and we've got Paolo Ferrari as our special guest, and I think you guys will be impressed with his presentation as well, which is about our company. I'm going to act as Chair. Robert Hughes will act as Secretary. And with the consent of the meeting, Daniela and Paul of Computershare will be the scrutineers.

We'll now proceed with our formal business. There's an affidavit from Computershare that the mailing and the form of proxy have been available. The scrutineers advise that there is at least 2 individuals present who are unitholders who represent -- who, sorry, who are unitholders or who represent by proxy unitholders who hold at least 10% of the vote, so we have a quorum.
