So good morning, and welcome to the Annual General Meeting on Mirvac Limited and the General Meeting of the Mirvac Property Trust, which will be referred to today as the meetings.

It's now past 11:00 a.m., and I declare the meetings open. My name is John Mulcahy, and I am Chairman of the Board of Directors of Mirvac. I'd like to welcome all those here in Brisbane and also those who have joined us online today.

I'd like to begin by acknowledging the Jagera and Turrbal people who are the traditional custodians of the land on which we stand and pay my respects to elders past and present.
