Good morning. Welcome to the 2020 Annual Meeting of Stockholders of Realty Income. My name is Mike McKee, and I'm the Non-Executive Chairman of the Board of Directors. We're pleased you could be with us today. Our #1 focus is the health and safety of our employees and our shareholders, so thank you for participating virtually today as a result of concerns over the coronavirus situation. One of the hallmarks of Realty Income over its 25-plus years as a public company is the tremendous support of many of our shareholders who join us in person at our annual meetings. Our hope and expectation is that we can be together in person again next year.
