Which I think is a good place to start because we started doing diligence about eight or nine years ago when we first met. I think oftentimes when you think about development and there's kind of fits and starts, we can look at that negatively. But we can also kind of talk about the positives and kind of what you learned. And for us when we were doing our diligence and one of the things in between those eight or nine years was COVID, which has changed a little bit of the perception and utilization of this.
