Ladies and gentlemen, thank you for taking time for the financial year 2020 investor presentation for Ascendas India Trust.
Some of the key highlights on Page 3 of the presentation. We grew our DPU by 12% in rupee terms and 8% in Sing dollars. The valuation of the properties increased by about 5% in rupees and almost stayed flat in Sing dollars because of the currency depreciation.
In terms of development, we completed the construction of a new building in Bangalore, which has been pre-leased to TCS. The other favorable development is we could increase the plot ratio by another 700,000 square feet in Hyderabad because of revised height approvals in that project.
In terms of our forward purchase and acquisitions, we've entered into an agreement for conditional acquisition of warehouses in Khurja, which is on the outskirts of Delhi and, in November 2020, received consent from the government authorities which will allow us to acquire
