Thank you very much, and good morning, everybody from a cloudy Hamburg this morning. My name is Olivier Elamine, I'm the CEO of alstria and I'm here today with Alexander Dexne, which is our CFO; and Ralf Dibbern, which is our Head of IR for the 9-month presentation of the 2019 results of alstria.

Without any delay, I want to go into the executive summary. I think it's fair to say that the first 9 months of 2019 has been a very strong business for the company, with our revenue and FFO pretty much in line with our full guidance for the year that we are happy to reconfirm at EUR 190 million of revenue and EUR 112 million FFO.
