Good morning, everyone. This is the annual and special meeting of the unitholders of Artis REIT. My name is Ed Warkentin, and I am the Board Chair. Due to ongoing concerns related to the spread of COVID-19 and the corresponding indoor gathering size restrictions, we encouraged unitholders to vote in advance of the meeting rather than appearing in person. This year's meeting is being broadcast via live conference call and is also available via webcast.
