So good morning, and a really warm welcome to our Capital Markets Day and also to our office here in Victoria, which I know some of you probably will have been to. This is a room we use for our AGM. We use it for -- it divides into 1, 2, 3 or 4 rooms on a daily basis and are used for project space. So it's a great space to get everyone together. We have a Town Hall meetings here as well.
We're going to spend the first hour or so here and then split into 4 touring groups before we get everyone together for lunch. Our aim is to give you a really in-depth look at our operational activities in London office today. We also want to provide you greater insights into sustainability and also some of the technology we're using, particularly in construction. We're going to take you through the changes in our financial reporting that will come into effect in November. And particularly, you're going to hear presentations not from the senior management team today but the people you don't ordinarily get exposure to through our set piece results and
