Hi, everyone, good morning. It's Simeon Gutman of Morgan Stanley's hardline, broadline, and food retail analyst. Welcome to day one of our Global Consumer and Retail Conference. I'm pleased to introduce Arhaus represented by Michael Lee, CFO. It's an interesting crossroads with a housing home improvement, home furnishings world that is stagnant, but starting to show some signs of life. This is an eclectic growth story with a neat mix of showrooms and product. And it feels like it's getting the short end of the stick from the market in terms of valuation.
