All right. I think we're going to get started. Good afternoon, everyone. My name is DJ Busch. I am a Managing Director covering the retail sector at Green Street Advisors. For those of you who may not be familiar with Green Street, we're a real estate research and advisory firm based out of Newport Beach.
It's my pleasure to introduce today Regency Centers. With us today is Hap Stein, Chairman and Chief Executive Officer. Next to Hap is Lisa Palmer, President and Chief Financial Officer; and then at the end, we have Mike Mas, Managing Director of Finance. I think Hap's got some prepared remarks, but I -- just at a very high level, Regency is the biggest shopping center REIT in the industry, about $15 billion of assets, 419 properties, if I'm not mistaken. And through really solid operations, prudent balance sheet management, capital allocation, this is a company that's been able to deliver total returns that have bested the average of the shopping center industry on a 1-, 3-, 5-, 10-year period.
