Hello, everyone. Thank you for joining us today. It's a pleasure to be here with you to discuss some of Carlos' results. Let me start with the key highlights of the quarter. On the operational front, we continue to deliver EBITDA growth year over year. Even if a smaller asset base, we grew 13.4%. On the same profit basis, excluding assets sold over the past 12 months, EBITDA growth was 41%.
Regarding capital allocation, the main highlight of the quarter was our new business activity within Best Center. We completed BRL323 million in transactions. We closed the quarter with a portfolio value at BRL3.1 billion and an NAV per share of BRL48.7. As a result of these transactions, we reduced the net debt by 39% in the quarter. This positions us well in the current market environment and gives us flexibility to create shareholder value through disciplined capital allocation.
