Thank you all for coming along, whether it's the latest start or something else happening, which has encouraged so many of you to come out. But thank you all for coming along this morning, and welcome to all of those who are joining us online as well this morning to take you through our half year results.
So delighted to take you through another set of strong results for the business, driven by our operational performance and rental growth. Our development and university partnership pipeline continues to give us good visibility over growth. And today, we are reiterating our earnings guidance and rental growth guidance, supporting a 5% earnings yield on our NAV.
