Thank you, Cecilia. Right. Good morning, everyone, and thank you for joining us. Earl and Graham are also with me. So let me just give a short introduction, and then we can open up to Q&A.

It's been an incredibly positive start to the year, where we have seen consistently strong demand across all our areas of business. The transition to the new Help to Buy scheme has gone down well, and we are seeing good demand for the new product design for first-time buyers only.

Our average weekly private sales rate has stepped up to 0.75. The last 4 weeks, it's been 0.82. And that's way higher than the historical levels for Bovis or Linden, and 21% ahead of pro forma rate of 0.62 for the group during the same period in 2019. Obviously, 2020 is not really relevant.
