Good morning, everyone. Actually, it's Andrew Wallis starting this call. So good morning. I'm the Deputy CEO of Aroundtown, and thank you for joining us for our full year 2019 results call. Normally, Sylvie Lagies, our Head of ESG, would lead this introduction, but we decided to keep those attending this call in person to an absolute minimum. Sylvie, like over 85% of our staff, is working effectively from home.
