Good afternoon. I think it's good morning. I want to thank you all for joining us today. This is the Annual General Meeting of the holders of units and special voting units of SmartCentres Real Estate Investment Trust. The meeting will now come to order.
Before we begin, kindly turn off your mobile devices. My name is Mitchell Goldhar, and I am the Executive Chairman and Chief Executive Officer of SmartCentres and a trustee.
