So good afternoon, everyone. Welcome to Bank of America's 2026 Global Real Estate Conference. I'm Jana Galan, BofA's office REIT analyst, and we're pleased to have with us Kilroy's CEO, Angela Aman; CIO and Interim CFO, Eliott Trencher, Chief Leasing Officer, Rob Paratte; and Investor Relations and Capital Markets, John Perry.
