Good afternoon everybody and a warm welcome to Grafton's Capital Market event.
Just before I hand over to Eric, just a few formalities. For the start of the day.
The first thing is that there are no fire alarms tests planned for this afternoon, so if we do hear the fire alarm, if we can make sure we exit through the exits with the green signs, make your way out of the building and then we'll be directed to the assembly point.
