Good afternoon, and welcome to the year-end results for the Birthstone Group.

We're joined well, I'm joined with Miles and Graham in South Africa, and Paul has dialed in from Barcelona in Europe. So we'll look to run through the presentations, some key highlights, financial results, a deep dive into the operations, and then talk a little bit about the future, and then we'll open it up to Q&A.

I think we just take a step back and look at the business as at 31 March, a fully integrated international real estate business.
