Good morning everybody and welcome, to this pre-closed presentation, for Equidus Property Fund. It's absolute pleasure to have you all with us, and trust, that you will find, today's presentation both insightful and useful. I think, we'd like to start with the, the period, basically up until now the end of Feb, we'll be presenting year end results to you in May. But, we've got lots of highlights that we would like to share with you, and give you a little bit of a taste of what we think, will be, very well received.
