Welcome to the 2021 AGM for Empiric Student Property plc. As stated in our AGM notice due to the COVID-19 pandemic, we are holding this AGM behind closed doors with only the Board attending. I confirm that a quorum of shareholders is present and accordingly we can proceed.

Notice of the meeting, together with the explanatory notes, is set out on Pages 3 to 6 of the circular dated 16th of April 2021. Notice is sent out to shareholders with the company's annual report and accounts for the financial year ended 31st of December 2020.

As the shareholders who had the notice of the meeting in their hands for some time, I would like to propose unless anyone indicates to the contrary, that the notice of the meeting and in particular, text of each of the ordinary and special resolutions set out on the notice be taken as read.
