So, hello, everybody, and welcome to MJ Gleeson's half year results presentation for the six months to, December 25. I'm delighted to be joined by colleagues this morning, of course, by Stefan, but also with us are Guy Gustason. The MD of Gleeson Land, Scotttoddard, divisional chair for Gleeson Homes, and also Simon Topless, Gleeson Homes Chief Operating Officer.

And we'll follow the normal format. I'll give you a quick overview, Steffan we'll talk you through the numbers and then I'll come back and talk a little bit more about strategy, and, outlook, and then we'll be happy to take your questions.
