Eric, maybe we'll start with a very brief overview of the business, and you can kind of take that right into an overview of how the timeshare consumer feels as near term as you're allowed to say.

Sure. Brandt, thanks for having us today. So Travel + Leisure is the largest vacation ownership and exchange company. We are headquartered in Orlando, Florida, and we operate under two operating segments. The first is Vacation Ownership, which is roughly three fourth of our company. And this is a points-based Vacation Ownership product, really backed by our 280 resort inventory. The business is marked by highly predictable revenue, strong cash flows.
