Hi, everybody. My name is Andrew Rosivach. I'm a real estate analyst for Wolfe Research. It's my pleasure to host Jeff Edison and the Phillips Edison team. Maybe, first, Jeff, I will let you introduce your team and then I'll ask you a couple of questions.
Great. First of all, thanks, everybody, for coming with me are or being here with us today. With me is Devin Murphy, our President; and John Caulfield, our CFO. Obviously, we'll make this as interactive as we can and hopefully get a lot of questions from the audience.
It's a -- we're in an interesting time. I mean, we had a -- we just got through ICSC, and it's -- we're in an environment today where the operating environment is as strong as it's ever been, driven by a lot of tailwinds that are driving more retailers to our space in a time where there's very little new supply.
