Good morning. This is John Abbott with Bank of America. I will be joined shortly with my colleague, Gregg Brody, who will be the main moderator. You see, he's having a little bit of technical difficulties. We're very fortunate this morning to be joined by CEO, Sean Smith of Centennial Development. Centennial is a small [cab] company with acreage in the Permian, both in New Mexico and in the Delaware part of the basin. They've been making significant progress in improving their balance sheet and also talk about potential returns of capital to shareholders.
