Welcome, everybody. For those of you who don't know me, my name is Michael Griffin. I'm a senior REIT analyst for Evercore ISI covering the retail REITs. I'm pleased to be joined by senior management from large-cap shopping center Regency Centers. And I'll turn it over right now to President and CEO, Lisa Palmer, for some quick remarks.
