Good afternoon, everyone. Thank you so much for joining. I'm really excited to be hosting the Ventas team. My name is Vikram Malhotra, I'm a REIT analyst at Morgan Stanley and, as I mentioned, really excited to host the Ventas. I'm sure all of you have had 2 good productive days, and I know a third is yet to come. But hopefully, you'll find this session productive.
