Good morning. I just want to make sure everybody who would like to join has joined. Yes, I think we're good. In which case, good morning, ladies and gentlemen, and welcome to our presentation of Savills interim results for the six months ending June 30, 2025. This will be the last time that I update the market on our results as I'm retiring as CEO of the group at the end of this year after almost 30 years at Savills.
Needless to say, I am absolutely delighted that Simon on my right will take on this role after -- on January 1, 2026. He and I have worked together very closely over the last 17 years during a critical phase of the growth of Savills as well as direct partners
