Thank you. Morning, everybody. Thanks for joining us. I think this is a sort of very straightforward statement overall and seeing that sort of reaction from your notes this morning, it feels like you agree. So I'll probably keep my comments a little bit shorter than usual but run through the key areas as ever.

First of all, just talking about current market. I don't think it will surprise you, you see it in all the stats that you see and in all those commentary that the underlying market has continued to perform well.
